Single-Family Homes

Spring 2026 is delivering a tale of two markets in Pinellas County. Single-family homes are showing renewed momentum — prices are climbing, inventory is tightening, and closings are rebounding. After a prolonged stretch of softening values through much of 2025, the median sale price reached $456,000 in March 2026 — a 4.8% increase year over year from $435,000. This is the clearest signal yet that the correction phase the single-family market experienced through mid-2025 has run its course.

With inventory at just 3.8 months of supply — down sharply from 4.5 months a year ago — single-family homes are firmly in seller's market territory. New listings fell a dramatic 24.4% year over year, meaning fewer sellers are coming to market, which is putting a floor under prices and increasing buyer competition.

Cash sales declined 22.2% year over year — now just 32% of all single-family closings, down from 40%+ in early-mid 2025. This signals financed buyers returning in force. Homes are taking slightly longer to sell, with median time to contract at 37 days and median time to sale at 72 days — still reasonable in historical context.

Strategic pricing at market value will get you to the finish line. If you've been on the fence waiting for "the right time," the right time appears to be now.
For Buyers
The window to buy without heavy competition is narrowing. With inventory at 3.8 months and shrinking, buyers who wait may find fewer choices and more bidding pressure heading into summer. Get pre-approved, know your number, and be ready to move. Negotiating seller concessions toward closing costs or rate buydowns remains possible on homes sitting longer than 45 days.

If the single-family market is leaning toward sellers, the condo and townhome market in Pinellas County is firmly in the other camp. The numbers tell a clear story: supply is abundant, days on market are long, and buyers have meaningful leverage that hasn't existed in years.

The median sale price came in at $295,000 — up 7.3% year over year from $275,000. But context matters: condo prices fell as low as $238,000 in September 2025. The year-over-year gain largely reflects how far prices had fallen. The average sale price spiked 50% to $596,530 — driven primarily by a surge in luxury closings. Million-dollar-plus condo closings jumped 237% year over year.

The 31% surge in closed sales and 23.3% jump in new pending contracts signal that buyers are taking advantage of favorable conditions. Cash buyers dominate at 55.3% of all closings, reflecting investor activity and luxury buyers who don't require financing.

The condo market faces structural headwinds tied to Florida's post-Surfside condo reserve funding legislation — rising HOA fees are making condos less affordable on a monthly basis even at lower purchase prices. Until the market fully digests those costs, inventory is likely to remain elevated.

You are in a position of strength that hasn't existed in this market in years. Negotiate price, ask for concessions, request inspections on everything, and dig deep into HOA financials and reserve studies. The under-$300K segment is most competitive. Above $400K, you have significant room to negotiate. Buying now, while inventory is high and sellers are motivated, could look very smart in 18–24 months.
